The marina has just been enriched with a new three tiers complementary structure named J as the famous J class yachts. J is unique for its landscape, atmosphere and gastronomic temptations. The J lounge bar at the low ground offers rich breakfast, coffee service, buffet lunch, cocktails and catering aboard. At the first floor J restaurant, a privileged balcony over the sea carries on a great culinary and wine-making tradition. THE LOCATION
Where is the marina located?
Marina dei Cesari is located in the town of Fano about halfway down the boot of Italy on the eastern coast of the country in the middle of the Adriatic sea. It is located approximately 30 miles south of Rimini and 30 mile north of Ancona and is only 70 nautical miles away from Croatia, one of the most enchanting cruising areas in the world.
How far is the marina from the nearest airports?
Ancona & Rimini International Airports are each around 23 miles away & Bologna is just over 100 miles away. There are good motorway and road links to each airport
Is there a train service to Fano?
There is a train station in Fano with good links to Rome, Bologna, Milan and other major towns and cities
Will there be a transfer bus laid on by the marina to/from the airports?
At this stage it is not expected to have a airport transfer service operated by the marina but transfers can be arranged through local operators.
Are there car rental facilities at all the airports and is it possible for a one way rental to and from Fano?
There are car rental facilities at all the airports and also in Fano with the possibility of one way rentals.
What are the distances by boat from Marina dei Cesari to other major destinations in the area?
Croatia and its many islands and beautiful cruising grounds are just 65 nautical miles away, Pesaro 6nm, Ancona 32nm and Venice is 150nm
THE MARINA
What type of berthing is available?
Berthing is stern to, Mediterranean style moorings with guide piles onto either fixed or floating walkways.
What sizes of berths are available?
Service and berthing agreements are sold by the length of the berth and the sizes available are between 7 - 40m
What is the depth of water in the marina and the entrance channel?
There is a 2.7m maximum draft in the channel entrance although the marina has a 3m minimum depth.
Are the berths fully serviced with electricity and water?
Yes. Each berth has water available and electric supplies from 16 and 32 amp 220v to 64 and 128amp 330v.
How is water and electricity charged?
Water & electricity is charged as part of the berth service charge
What other services are available on site?
Marina dei Cesari provides 400 fully serviced berths from 8 to 40 meters, 500 parking spaces, 140 storage boxes (yachtsman's stores), a 75 ton travel lift with storage ashore facilities, fuel station, pump out and 24 hour security. Other services include mooring assistance, weather information, luggage trolleys, WiFi, courtesy bicycles, electric cars, ATM, restaurant and coffee bar and scenic walks.
What is around the marina?
Either side of the marina are some superb beaches, a small fishing port and numerous bars and restaurants. The historic town centre of Fano is within 1 km of the marina.
What will be required regarding holding tanks?
Holding tanks are recommended for both black and grey water
Is there sufficient parking on site for both berth holders and general public?
Each berth has an optional dedicated parking space and there is ample parking for visitors.
Can I put a boat on my berth longer than the contracted allocation?
The marina has been designed to meet the navigational requirements of the range of the boat lengths in the plan. This may be permitted subject to navigational compliance, beam and common sense. In the event that you intend to place a boat on the berth that is longer than defined on the plan, please contact us before committing to any agreements etc. to ensure that this is possible.
AGREEMENTS AND CONTRACTS
Who are we dealing with, MDL or Marina dei Cesari?
All legal relationships are with Darsena dei Cesari and Marina dei Cesari, the operating and owning companies of the marina, both Italian companies of which MDL has part ownership.
What is the process in buying a long term berthing agreement?
There are two elements in the purchase of long term berthing agreements. First is the purchase of preferred shares which gives membership to the J Club, Marina dei Cesari's berth owners club. Second is the purchase of the long term berthing agreement which gives right of berth occupation for 30 years. This gives a number of benefits - the preference shares purchased maintain a value which can provide a saleable commodity at the end of the berthing term, the shareholder has the right of future berth agreement purchases and share ownership also gives access to the exclusive J Club lounge on site.
What is a preferred share?
A preferred share is the share that is purchased in order to become a member of the J Club and to have the right of berth purchase. The number of preferred shares purchased must equal the square meterage of the berth required and only shareholders are able to purchase long term berthing agreements.
Does the holding of preferred shares entitle voting rights within the company and is there a share dividend?
Yes, preferred shares do give voting rights in the general assembly of Darsena dei Cesari. On top of that preferred shares have a precedence in the possible distribution of dividends, while they are protected against the risk of covering possible losses
Can these shares be traded on the stock market?
No - although they can be sold on with the berth agreement if berthing is no longer required.
Why do I have to have preferred shares?
Only shareholders have the rights to purchase long term berthing agreements and it is not possible to own a long term agreement without share ownership.
Is there any other liability associated with preference shares?
No - once purchased, no further payment is needed.
Does the contract have to be notarised by a lawyer?
The share purchase must be notarised but it is not necessary for the services and berthing agreement contract to be notarised, the signatures of both parties is all that is necessary.
Can the berthing agreement be sold to another party and what are Marina dei Cesari's charges and rights regarding the resale of berths?
There are no charges for re-assigning a berth although the Marina does have the right of first refusal if the berth is to be sold. This is covered in the berthing agreement contract.
Can the berth be sub let or rented and does this have to be approved by Marina dei Cesare?
Yes, the berth can be sub let or rented and whilst approval from MdC is not necessary, the marina office has to be advised for security and management purposes. The Marina may ask for the payment of an administration fee to cover internal costs of processing the transaction
Can I purchase a car park space and store on long term agreements as well?
Car spaces and stores are available for long term agreement purchase, again, only by members of the J Club who are shareholders.
If the Marina uses my berth when it is vacant is there any payment to me?
Not for occasional use if the berth is unoccupied. This is covered in the services and berthing agreement contract.
How are the service charges calculated, and what is the annual increase?
The service charges are based on the current operating costs and will be fixed at this amount plus the Italian RPI equivalent each year.
Is there a service charge on stores and car spaces?
No, only for berths
What happens after the Services and Berthing Agreement expires?
After 30 years the agreement expires, and you will have no further rights to occupy the berth and at that time, the agreement has no value. However, the shares associated with the berth purchase will have a saleable value and you also have the rights to purchase further services and berthing agreements at this time.
How many berths are being sold?
This will vary depending on the sizes sold and will be a % of the overall available sqm of berths within the marina
Are there any specific tax implications on the purchase or subsequent resale of a berth or shares?
On the sale of shares there is normally a 12.5% tax on the increase in value. On the personal sale of a berthing agreement contract there are normally no tax implications. However, as taxation can vary depending on individual circumstances, we recommend that the advice of a suitably qualified tax professional is sought.

What is the make up of the Board of Directors?
The board of Directors includes one MDL Director and four others.
Are there any implications in spending significant time on board my boat in Marina dei Cesari?
Time spent on board for normal or extended usage of the boat presents no problems at all.

What are the regulations regarding taking a boat to Italy, and what personal certificates or documentation do I need?
The RYA produces excellent information covering these areas, and also for members has qualified advisory personnel.
What languages are spoken locally?
Italian and English are spoken at the marina.
Are there boat maintenance services locally?
Due to Fano's long association with boating, all the necessary contractors and services are available locally.
What security is in place?
There are staff on duty 24 hours per day, and access into the marina is controlled. CCTV also covers the whole site.
If I do not purchase a car space, where can I park?
Seasonal permits can be purchased for parking in the general and visiting car spaces.
What are the prevailing winds?
East and north east although the marina is well protected from all directions.
